July 2026 recorded 2,400 closed sales, a 17.7% decrease from June and 6.2% lower than July 2025, reflecting a slower pace of transactions compared to both last month and last year. The median sales price was $360,000, down 4.0% month-over-month but 0.8% higher year-over-year, indicating home values remain relatively stable despite softer sales activity.

The median price per square foot came in at $202, a 1.0% decrease from June but 0.5% higher than July 2025, showing pricing has remained resilient year over year.

Homes spent a median of 35 days on market, increasing 2.9% from June but improving 16.7% compared to July 2025, suggesting properties are still selling faster than they were a year ago, even as the market has moderated from last month.

Active inventory increased to 10,403 listings, up 5.5% from June, though still 11.8% below July 2025 levels, providing buyers with more choices than the previous month. Meanwhile, new listings totaled 3,329, a 7.7% decline from June and 9.0% lower year-over-year, indicating sellers continue to introduce new inventory at a measured pace.
