Participating MLSs Include:
• Georgia MLS (Georgia)
• CHS Regional MLS (South Carolina)
• Canopy MLS (North Carolina)
• Realtracs (Tennessee)
Through this partnership, over 118,000 agents across key Southeast markets are now connected—unlocking expanded access to both active and historical listing data access across major southeastern markets. By strengthening referral networks and increasing listing exposure, this collaboration empowers realMLS customers to work more seamlessly across state lines, creating greater opportunities for their buyers and sellers while enhancing regional visibility.
What This Means for realMLS Customers
realMLS customers have access to expanded listing data across participating Southeast markets directly within Flexmls.
This additional data source is especially valuable when:
- Managing referrals
- Assisting relocating buyers and sellers
- Researching market activity in neighboring states
- Exploring regional opportunities across the Southeast
Access is available through the Data Source Field in the Quick Search on Flexmls.
How This Differs from Coast 2 Coast MLS Data Share
realMLS will continue to offer the Coast 2 Coast MLS Data Share, which includes:
- St. Augustine & St. Johns County MLS
- Daytona Beach MLS
- Space Coast MLS
- Hernando County MLS
- realMLS
The Coast 2 Coast Data Share features aligned data fields that integrate seamlessly with realMLS listing data, allowing you to search across these five participating Florida markets within a single, unified search.
The Southeast MLS Alliance Datashare functions differently.
It appears as a separate Data Source option within Flexmls and should be searched independently from the Coast 2 Coast MLS Data Share.
Note: Selecting and searching across all Data Sources simultaneously (Coast 2 Coast + SEMLS Alliance) is not recommended.
How to Access the Southeast MLS Alliance Datashare
1. Navigate to Quick Search in Flexmls
2. By default, the five Coast 2 Coast MLS Data Share sources will be selected.
3. To search SEMLS Alliance listings, select the SEMLS Alliance Datashare Data Source.
4. When finished, re-select the five Coast 2 Coast MLS Data Share sources to return to searching Florida market listings.
The Coast 2 Coast MLS Data Share remains the default setting in the Data Source field. Refer to the screenshot above for step-by-step guidance on switching between data sources.
