realMLS Listing Options
At realMLS, we understand that every seller has unique goals when it comes to marketing their property. That’s why we offer multiple listing options designed to support different marketing strategies while maintaining compliance with MLS policies and ensuring accurate marketplace data.
Whether a seller wants maximum exposure from day one or prefers a more limited marketing approach, realMLS provides listing options that allow brokers and agents to align marketing decisions with their clients’ needs.
Active Listings
An Active Listing is available for showings and is fully marketed through the MLS. Active listings are distributed according to the broker’s selected distribution settings and are available to participating realMLS customers and approved public-facing channels.
Coming Soon Listings
The Coming Soon Listing Option allows brokers and agents to begin marketing a property before showings are available.
Coming Soon listings provide an opportunity to generate awareness and interest while preparing the property for the market. During the Coming Soon period:
- Showings are not permitted.
- Listings are visible within Flexmls.
- Listings may be distributed to public-facing websites, IDX displays, and syndication partners based on selected distribution settings.
- Listings may be included in Flexmls Email Subscriptions.
- Price changes are permitted.
- A “Coming Soon – No Showings” notice is automatically included in Public Remarks.
Agents should review distribution settings during listing entry to ensure the seller’s marketing preferences are accurately reflected.
Office Exclusive Listings (Live Date TBD)
The Office Exclusive Listing Option is designed for sellers who prefer a more private marketing approach.
Office Exclusive listings are submitted to realMLS and comply with the National Association of REALTORS® Clear Cooperation Policy while allowing the seller to limit exposure through the MLS.
Office Exclusive listings:
- Are viewable only by the listing brokerage and authorized realMLS staff.
- Are not distributed through IDX websites.
- Are not included in syndication feeds.
- Are not included in Flexmls Email Subscriptions.
- Allow the listing brokerage to market the property according to the seller’s instructions and applicable policies.
This option provides an alternative for sellers seeking privacy while maintaining compliance with MLS requirements.

FAQ
How do I control where a Coming Soon listing is displayed on public facing real estate websites?
When adding the listing in Flexmls, navigate to the “Broker Distribution” tab and modify the selections next to each distribution option (e.g. IDX, VOW, ListHub, Realtor.com). If full distribution is intended, no changes are required.
Can other agents include Coming Soon Listings using Flex Subscriptions, Saved Searches, Email, etc.?
Yes. Coming Soon Listings can be included in all of the various ways listings are shared with clients/customers including Saved Searches, Subscriptions, emails, etc.
Are price changes now allowed in Coming Soon?
Yes. Price changes are allowed in Coming Soon and the Price Change history will display much like it does in Active Status.
Why is the “Coming Soon Listing – No Showings” language in Public Remarks appearing?
This is an auto-generated disclosure which will appear on all Coming Soon listings until they enter another status. Once the listing moves into another status, this language will automatically be removed. No action needed.
Do I need to submit the Seller’s Controlled Marketing Disclosure to the MLS if the Coming Soon option is selected?
No. Only when the Seller selects “Option 2 – Seller’s Waiver of MLS Benefits” must the Seller Controlled Marketing Disclosure be emailed to ListingWaiver@realMLS.com
Do Days on Market (DOM) and/or Cumulative Days on Market (CDOM) accumulate in Coming Soon?
No. Days on Market (DOM) and Cummulative Days on Market (CDOM) do not accumulate while in the Coming Soon Status.
How long can a listing remain in Coming Soon Status?
30 Days total. No extensions.
If I get an offer on my Coming Soon Listing, can I present the offer to the seller?
No, the listing must be Active prior to showing and/or presenting an offer.
