realMLS delivers up-to-date, accurate market statistics to keep you informed and empower smart business decisions.
Effective October 1, 2025, realMLS expanded MLS options so that Sellers and Listing Agents will have more choices on how to market their listing while maintaining a high level of cooperation.
Summary of Expanding Seller Controlled Marketing
- Extended Time to Enter Listings: Effective today listings can be submitted into the MLS system up to 3 days (from effective listing date or final signatures). Previously it was 24 hours.
- Listing Distribution Options (found under Broker Distribution tab in Listing Add/Edit)
- Fields that have always been a part of the listing have now been made visible. These fields have always existed but were controlled by the “Seller Directs Listing to be Excluded from Internet” setting. Includes both IDX/VOW options but listing syndication options too such as Realtor.com & Listhub
- These fields remain controlled by the same “Seller Directs Listing to be Excluded from Internet” option, which continues to be the default. No need to change anything for normal internet distribution.
- NEW realMLS Disclosure form “Seller Controlled Marketing Disclosure”. Replaces both the Coming Soon Addendum and the Seller Waiver of Entry. Offers the following two options on one Disclosure form:
- Option 1: Coming Soon – Extended timeframe from 21 days to 30 days
- Option 2: Seller’s Waiver of MLS Benefits (must submit to listingwaiver@realmls.com)
- Seller opts to permanently withhold listing from MLS Benefits
- Future date of entry
