As a trusted real estate professional, one of your most important responsibilities is helping sellers make informed decisions about how their property will be marketed. Taking the time to explain each listing option, answer questions, and discuss the potential impact on exposure, buyer interest, and overall selling strategy reinforces your role as a trusted advisor while promoting transparency, consumer confidence, and a healthier marketplace. At realMLS, we recognize that every seller has unique goals, which is why we offer multiple listing options designed to support different marketing strategies while maintaining compliance with MLS policies and preserving accurate marketplace data. Whether a seller is seeking maximum exposure from day one or prefers a more limited marketing approach, realMLS provides the flexibility to help you align each marketing decision with your client’s individual needs and goals.
realMLS offers multiple listing options designed to support different seller goals and preferences. Understanding these options allows you to confidently guide your clients through the decision-making process.
Active
For sellers seeking maximum exposure from day one, an Active listing provides the broadest marketing reach. Listings are available for showings and are distributed according to the broker’s selected settings, making them visible across realMLS and participating public websites.
Coming Soon
The Coming Soon listing option allows sellers to begin marketing their property before showings are permitted. It’s an excellent choice for homes that need a little more time before they’re ready for buyers.
Coming Soon listings may:
- Be displayed on participating public websites and IDX sites based on distribution settings.
- Appear in Flexmls Email Subscriptions.
- Allow price changes prior to becoming Active.
- Automatically include a “Coming Soon – No Showings” notice in the public remarks.
Office Exclusive (Available date TBD)
The Office Exclusive Listing Option is an upcoming option designed for sellers who prefer a more private marketing approach. The choice to deploy this option belongs entirely to the seller in accordance with their best interests, which can include health, safety, privacy, or any instance where their individual interests outweigh the benefits of broad market exposure and cooperation with other brokers through the MLS.
Office Exclusive listings are submitted to realMLS and comply with the National Association of REALTORS® Clear Cooperation Policy while allowing the seller to limit exposure through the MLS.
More Than Compliance—A Conversation Worth Having
The Seller Controlled Marketing Disclosure Form is designed to support meaningful conversations—not simply satisfy a requirement. By walking sellers through the available marketing options, explaining the advantages and considerations of each, and documenting their informed decision, you’re helping build trust while ensuring their chosen strategy reflects what’s most important to them.
Whether your client is looking for maximum market exposure, time to prepare their home before showings, or a more private approach, realMLS provides the resources to help you confidently navigate these conversations.
