In May 2026, the market recorded 2,604 closed sales, a 1.1% increase from April but 4.7% lower than May 2025, indicating transaction activity remained relatively steady month-over-month while trailing last year’s pace. The median sales price rose to $368,960, increasing 2.6% from April and 3.9% year-over-year, reflecting continued strength in home values across the market.

The median price per square foot reached $204, up 2.5% month-over-month and 1.5% higher than May 2025, demonstrating sustained pricing growth and buyer demand.

Homes spent a median of 34 days on market, improving 5.6% from April and 8.1% from a year ago, suggesting well-priced homes continue to move efficiently despite changing market conditions.

Active inventory increased to 10,283 listings, up 6.8% from April, though still 16.3% below May 2025 levels, signaling continued inventory growth compared to recent months while remaining below historical levels. New listings totaled 3,638, down 5.0% from April and 12.1% lower year-over-year, indicating sellers remain somewhat cautious compared to last spring.
