
When listing a property, it’s important for the seller to understand all of the marketing options available to them. - Active – Once a listing is Active in realMLS, it is immediately available for public marketing, showings, display on IDX websites and syndication to third-party websites. This status ensures maximum exposure to potential buyers.
- Coming Soon – If a seller wants to generate interest before allowing showings, they can opt for a Coming Soon status for up to 30 days. While showings are not permitted in this phase, public marketing is allowed.
- Withdrawn – A seller can temporarily withdraw the property from the market, but marketing is not permitted while in Withdrawn status. Once changed back to Active status, showings and public marketing can resume.
- Active Under Contract – A seller may choose to continue marketing their property that is under contract but is still accepting backup offers. Marketing and showings may continue to ensure backup options are available if needed.
- Seller’s Waiver of MLS Benefits – In some cases, a seller may choose to waive the benefits of entering their property into the MLS. While this means the listing will not appear on the MLS or public websites, the listing agent and those in their brokerage can market the property through private channels to their clients. If public marketing occurs, the listing must then be submitted to the MLS within 1 business day. A future date of entry can also be specified but the same rules apply and there is no advertising.
