If you subscribe to any real estate news service, the words “Data Share” seem to be a recurring theme. Recently several new data shares were announced in the Florida market spurring requests for realMLS to jump on this new data sharing opportunity.

As realMLS has stated for several years, we support data sharing and will continue to explore ALL data sharing options to provide our MLS customers with the most robust data to best serve consumers. realMLS demonstrated this commitment in building and launching the Coast 2 Coast MLS Data Share with four Florida MLSs in July of 2024. We continue to engage other Florida MLSs to share the tangible value to MLS customers and consumers when MLS data is set free from local MLS data silos.

To fully understand data sharing dynamics, we need to understand the different types of data sharing.

Full, Native Data Sharing – This is the data sharing methodology used to build the Coast 2 Coast MLS Data Share. Five MLSs aligned our data sets allowing us to share ALL MLS data natively, within the MLS platform used daily by our MLS customers. This type of data sharing provides the best consumer experience allowing MLS customers to interact with all MLS data in one familiar MLS platform.

Reciprocal View Data Sharing – This is the data sharing methodology being used by the large Florida MLSs announced recently. These MLSs are using a product called “IntraMatrix” allowing their MLS customers to switch between the individual MLS databases of each data sharing MLS. This type of data sharing REQUIRES the data sharing MLS to be a customer of Cotality (previously Corelogic) and offer the Matrix MLS platform.

As you are likely aware, realMLS is a customer of FBS and offers the Flexmls platform. We do not currently offer the Matrix MLS platform and therefore are not a candidate for the type of “Reciprocal View Data Sharing” being announced by the other large Florida MLSs.

While realMLS continues to explore ALL data sharing opportunities available, it is important to remember there are resources available on the realMLS Dashboard where you can interact with MLS data from other Florida MLSs and nationwide MLSs.

• RPR – Under the “Core realMLS Products” section of the realMLS Dashboard you will find RPR. Here you can search for listings from over 340 MLSs nationwide, including other Florida MLSs.
• MLS Advantage – Under the “Florida Realtors” section of the realMLS Dashboard you will find MLS Advantage. Here you can search for listings from several Florida MLSs.

Importantly, on both platforms, you can exclude the five Coast 2 Coast MLSs from your search to ensure you only receive listing results which are not already available to you and your clients within Flexmls. Please watch the video below for more details on using these platforms.
